It’s time for change…

For those of you who have been following me over the last 3 years here, you will know that I’ve been almost exclusively focused on the ‘niche’ Real Estate Investor (REI) wannabee…
Over the last year and a half I’ve watched the REI niche dry up and blow away – why? Mainly because of our economy, but also as it turns out the mortgage industry is in ruins.
Please realize that I’m not implying that there are no opportunities for those interested in buying and selling Foreclosures – it’s just that things have gotten more complicated and those who really get it and have their act together are making lots of money! Those who have been just kicking the tires for the last several years see all of these changes as something they can’t deal with… what are they doing instead? Hopefully looking for other ways to make money.
Here’s the thing – While REI is a passion for me, it’s not my bigest passion! Since 2004 I’ve been writing books and offering training for those in the RE industry. A lot of you are Realtors, Brokers, Mortgage originators, etc. Some are just regular people. Regardless of who you are I’ll bet you are hurting with the economy the way that it is.
I have to tell you that since 1995 I’ve been making a living on the Internet – although not the way that you might think… I’ve been struggling with this whole thing for the last several years and there is a change about to happen!
I’m sure you’ve been looking for things to do to make ends meet. I’ll bet that you have received your fill of those ‘get rich quick’ Emails too… there really is a lot of money to be made online if you understand a couple of things.

I’ve been watching things online and I have to tell you that I’ve been scratching my head a lot – wondering why people are still pushing concepts that just don’t work – or don’t work very well.

Generating Leads in Your Market via Web 2.0

Here it is, June already! It seems like just yesterday it was Christmas 2007 – time flies when you are working hard I guess…
For the last several months I have been working on a new project aimed to combat all the BS about finding Short Sale leads on the Internet… I have to tell you – if you really want to pay someone for the leads that you need, be my guest, otherwise read on…
If you want to create a LEAD SUCKING web site, or a hundred web sites, all costing you nothing, $0, nadda, zip… I can show you how to do this easily!

One thing about me is that I hate to pay for something that I can make or generate on my own. I know, I know… out source as much as you can! But you know what – if you have no idea what it takes to do something that you are outsourcing, then how do you know that you are receiving true value from your source?!
I truly do believe in teaching people how to fish, rather than just giving them a fish.
You see it’s actually really easy to generate leads from a web site – it just depends where you are with your Real Estate Investing business… right? In some cases it makes more sense to just buy them from someone and just get it over with… but maybe you just want a couple leads a month and you don’t want to pay a lot to get this set up and running… I’m with you there! So what does it take?
- Web site Templates – Easily customizable templates!
- A highly visible web site that creates the relationship with those in need
- Web 2.0 widgets and social networking tools
- Search Engine ranking to generate organic traffic
- Easy to submit forms
- A toll-free number to handle non-Internet suspects
- Hands on training and implementation guidance
There is one more thing needed to get you all of the leads that you could ever use in any market you choose – or multiple markets!
- The ability to crank out these sites and get them generating ‘organic traffic’ within days – not months!
What is ‘Organic Traffic’ ?
Organic traffic is traffic to a target web page or web site where the traffic is generated simply by where the site appears in the search results without ads, and without Pay Per Click (PPC).
I’ve been amazed at how quickly several test sites are making it to the top of Google’s results pages, and I’m about to share with you just exactly how this is done.
I’ve launched several test sites to measure the validity of this concept, and I’m just amazed – the interesting thing is that this will work for any market – not just finding those homeowners who are facing foreclosure!!
What about a buyer site?
Absolutely! What I’m going to teach you will allow you to use the templates, forms and pre-written content to create your buyer site(s) as well. It’s simple once you understand the components and how to get the buyers to your site.
What about an Investor / private money site?
Again, I will be providing the components and all you need to do is put the things that you need together to make whatever site you need.
No Hype – Please!
I know – this sounds like a sales letter for some newly hyped lead generator. Sorry – I don’t really like hype… but I have to say that it’s just amazing how all of this works – and if you have a hosting account you probably already have everything you need. I’ve been tweaking some of the add ons so that they play well with everything, and as soon as I have this done and tested I will be releasing the templates and everything else to you. It’s important to note that you won’t have to purchase some expensive web development software to make this happen. For the most part almost everything is available for download on the Internet for free!

i know that I’m going to start getting Emails about the fact that I’m competing with those who are selling leads and those who are promoting those high-end web sites where you have little control over what your site looks like. I’ve already shown this technology to a few and I think that there is going to be a battle brewing on some forum or community sites. I’m ready – I really don’t like some of the things being promoted out there and I would rather teach you to fish rather than just give you a fish… I shouldn’t have to explain this now should I? So what is it that I don’t like about buying leads?
Simple – it’s about the relationship!
When you buy leads, or get leads through some co-op setup you have no idea what you are getting. What I mean by that is that when the homeowner signed up and said that they needed someone to contact them, they aren’t drawn to you because of your web site – they are just submitting forms online.
The company you are buying the leads from may call them and qualify the homeowners, but still no relationship has been established – this is usually done by a call center and it’s just someone on the phone.
The lead(s) that you are buying are probably being offered to multiple lead buyers so there is no relationship.
Once you get these leads, the first thing that you have to do is try to establish a relationship with the homeowner – who knows how many other people they have talked to since they were qualified for you to buy them – again… no relationship
You see, those homeowners in need are just suspects – they become prospects once they contact you and request your information. When YOU are doing the marketing you can create that needed relationship right there on your web site – almost nobody really does this today, and I believe that is why so many marketing campaigns are ineffective! Lets fix that problem from the beginning – I’ll show you how!

There are so many ways that you can create relationships and make money with these Resale Rights that I’m just going to share some of the ideas that I have received via Email the last couple of days…
Printing the ‘Money Trouble Help Guide – Credit Repair’
I have printed these books and given them away to homeowners, friends, and as samples to local Realtors. I’m including the graphics needed to package the printed version. Start with a 1″ wide 3-ring binder – the ones with the clear pockets on the front, back and spine. Place the sheet graphic in the front pocket. Cut up the spine graphic once printed on a sheet of card stock so that you have 8 strips – slide one into the spine pocket of the binder. Of course you print the book and 3-hole punch it so that it goes inside.
Now here’s how you customize the presentation… Print large stickers (I use 4″x6″ shipping labels) in color promoting your business. Place a sticker on the front cover. You could print something on the sheet graphic if you choose, but I suspect the labels will be easier.
You can also print a full sheet promoting your business and place it in the back pocket – there’s a lot of room!
You can 3-hole punch your material and put it inside the binder too – use a colored sheet as a divider or a tab divider.
There are pockets inside the binder where you can put other information about your business as well – you can turn this into a full business presentation for prospective clients.

Burn the ‘Money Trouble Help Guide – Credit Repair’ to CDs
You could put together something similar to the printed version just by burning the PDF for the book to a CD. You could include a lot of material in addition to the book. Then print a nice CD label and start handing them out – make sure that the label has your name and phone on i so that you get the referial when they do decide to need your services. http://moneytroublehelp.com/resalerights.html
Selling the ‘Money Trouble Help Guide – Credit Repair’ online!
You can do exactly what I do on our web site to sell this book too. Just remember the do’s and don’ts listed above! The main point is that you must sell it for at least $19.00.
Giving away copies of ‘Money Trouble Help Guide – Credit Repair’ is only allowed in private – to your existing client base, friends, or whatever – but you cannot offer it in public for free – you have to charge at least $19 per copy in public. This will help preserve the value of the book on the Internet. I would really hope that you would advertise it at $47.00 downloadable to be consistant with what we are doing and what we are promoting.
I think that I’ve covered almost all of the information about the distribution of this book through your Resale Rights. Remember that YOU get the PDF of the book to distribute – your customers are not coming to our web site to purchase this book!!!
