If you haven’t noticed, I don’t promote many products or services produced by others through generic Joint Ventures or promotions. In fact I also limit who can promote my products and services as well.
The reason? It’s simple!
I only promote things that I’m using, have used, or really believe will be of value to you. There are a good number of things out there that I haven’t promoted, and I’m not implying that these are not good products or services…
I can pretty much count on one hand the people who’s products have been promoted through my online marketing. There will be more – stay tuned.

Remember that I am here to help you get to where you want to be. Today there isn’t just one way to get their either, and you have to understand that I am involved in a number of ventures. My main goal though is to use what I have to get you where you are going. This is through an info product, coaching, or some other way.

So what’s the big deal?

Real Estate Investor or forms processor?

I’ve been watching the noise in our industry and just realized something! Maybe you see it too, or maybe you are still confused by all the hyped up banter…
Have you noticed how many Internet marketers – new and old, are now hyping a ‘virtual Real Estate Investor’?
Have you noticed how many Internet marketers are promising that within 90 days you will be wealthy or that in 90 days you can fire your boss?
One question that keeps coming to mind is are are people interested in becoming a Real Estate Investor or a forms processor?
This is an important question and here’s why…
Learning someone’s ‘System’ doesn’t necessarily teach the student the how and why of Real Estate Investing. In fact, I wouldn’t even consider the processing of these forms and deals as actually being an Investor… unless the ‘investor’ part comes in as the time and large sum of money that the student ‘invests’ to learn how to do this!
Think about it – in many cases the teachers are making money on the deals that they are teaching the student to perform. So wouldn’t this really be more like charging someone to become a glorified ‘bird dog’?
Look – I’ve been in enough Network Marketing ventures over my lifetime to see a ‘get rich quick scheme’ by another name…

Can anyone become a Real Estate Investor and fire their boss?

One of my pet projects over the last year has been the establishment of a learning center online. The REI Learning Center is designed to take new or wannabe investors through all of the basic training that they need and want to get their new business off of the ground.
We have a number of resources available and we are really there to hand-hold our subscribers with a detailed curriculum that ensures that they address the needed items in their business.
You know, one thing that I wonder about in our industry is how someone who has no Real Estate Experience, no business experience, no customer service experience, no marketing experience, and no real people skills is going to be successful in a new venture like this!
I see so many ‘hyped’ web sites promoting or promising that someone can fire their boss in 90 days (or whatever). I see web sites promoting the concept of getting rich, buying big toys, living an extravagant life style, yet this marketing does nothing but prey on the regular person who is just barely making it month to month.
My thought is that if someone wants to learn about Real Estate Investing that in order to be successful they need to know the basics. They need to know the ‘How’ and ‘Why’ of what they are doing – not just someone’s ‘System’!
The Learning Center was setup for that very purpose. To give regular people access to the information that will build the foundation for a better career, better income, and ultimately a better life style!
I’ve recruited my Good friend Paul to help out with this project. Paul has a background in coaching and personal development. Together we are putting together some pretty amazing coaching programs.
Our goal is to help those who truly want to understand and implement the things that we teach in their life and in their business. Clarification – What is the New Short Sale Big Bundle?

Actually We decided to re-use the domain name of a discontinued product bundle we stopped offering January 1st. We probably should have used a new domain name to reduce confusion, but that is hind sight!

I’ve received several Emails with a question that bothers me a bit so I’m going to address it here in this Email…

I would like to point out that there is a lot of noise out there on the Internet and many marketing courses, programs, boot camps, etc. have only packaged what they are doing or have done and none that I am aware of take into account the individual that is buying into their program.
I don’t believe that we are all equal. I don’t believe that we all have the same abilities. I don’t believe that we all learn or assimilate new things at the same speed. And I don’t believe that everyone is cut out to do Real Estate or negotiate a Short Sale – truth!
I do believe that with the proper teacher, environment, methods, etc those who can – will. I believe that rather than giving you a fish and feeding you today – which is what most of these things are out there – it is better to teach you how to fish – you will be eating the rest of your life!

I was helping my 9 yr old daughter the other night with her math homework. The material was so simple… for me! But she just couldn’t get it. I tried several ways to explain it – and once her emotional moments passed I discovered a simple visual way to explain the problems. Within minutes she was using that to work every problem in her homework.
I believe that we all have a certain way that we need to have things shown to us. There are a lot of people who can figure it out, but there are also a lot of people who need that special attention. I’m sure that you have an idea where you fit in the learning experience so lets get started…

The Land Trust debate – is it dead and did it ever help with seasoning

A couple of weeks ago a crafty Internet Marketer published a report where it was announced that Land Trusts were dead!
First let me state that I am not an Attorney, nor do I play one on TV. You should seek competent legal advice from a practicing Attorney in your area.
Basically it stated that the Land Trust could no longer be used to get around seasoning issues in a Real Estate Short Sale.
Excuse me… when did a Land Trust ever really get around the seasoning issue?!
Let it be known that what has become known simply as the ‘Land Trust’ really got started as the ‘Illinois Land Trust’ – and it’s sole purpose was to hide or mask the legal owners of Real Estate. For what purpose I will leave to your imagination. By it’s very design the “and Trust would cloud the Title at some point.
The Illinois Land Trust has not been a valid vehicle to hold Real Estate in several states for as long as I can remember! I’m here in Wisconsin, and I was shown the Land Trust and the associated documents back in 2004. Interesting documents – and I didn’t bother to have my Attorney review them at that time. But I did attempt 3 Short Sales using that paperwork with scary results… Lets just say that I am still unable to do business with two title companies here in my local area. I also had to move the properties out of the Land Trusts before I could flip them.
Keep in mind that here in Wisconsin a Trust is valid only if it is an ‘Active’ Trust. The Land Trust is not an ‘Active’ Trust. What is the difference? In simple terms an Active Trust requires that there be a tax number issued to the Trust by the IRS; The Trust must file a tax return; The Trust must have the ability to pay it’s expenses which means that there should be a bank account with money in it to pay expenses incurred by the Trust.
Let me state that the ‘Land Trust method’ of flipping Real Estate is something that some have been successful at getting away with in the past. It may or may not be valid where they report that they use it, and their belief is that the trust is in existence for such a short period of time that it doesn’t matter if it’s valid or not!
Ok – I need to state here that I have never encouraged anyone to use the Land Trust when doing a Short Sale. I am and have been totally against using a land trust in a Short Sale Flip!!! In all of my teachings I tell my students to do something other than a Land Trust!
Here is the issue – and the primary reason that the Title Insurance Companies are dead against those Investors trying to use the Land Trust…
The Illinois Land Trust and all of the variations that I’ve seen forbid the Trustee from disclosing who the actual beneficiaries are – it also forbids the Trustee from disclosing information about the Trust structure itself. This means that when the Title Company goes to underwrite the policy there are a lot of things that they can not determine and thus there are exceptions on the commitment. In the past these issues were not a problem because the policy life was so short that no one really cared. Today the title companies are realizing that these exceptions were never addressed and as a result the claims made against the policies written are costing them a fortune – the Land Trust has placed a cloud on the title that is difficult to remove or explain.
Now understanding how a Trust works and then how a Land Trust works, why would someone place a piece of Real Estate in a Land Trust to flip it? Someone answer this for me because the answer isn’t obvious to me!
So it’s not that the Land Trust is dead – it’s that the Title Insurance Companies are wise to what unscrupulous ‘Investors’ have done in the past. They now understand what is being done with these ‘Land Trusts’ and they are not going to insure them!
I think that some might believe that the Land Trust also protected the property from the bank. I’m not sure about this either. Since I haven’t use this method but a couple of times and got my hands slapped by my Attorney, I can’t say…
One thing that I would like to point out about Trusts… The Trust is a great way to hold Real Estate long-term. Real Property held by a trust provides protection for the property and it also allows the Investor to pass Real Estate to their family without taxation. Trusts are often used to hold Real Property and you can find out more about this online. I will agree that for long term holding of Real Estate the Family Trust is great!
Something that I want to mention here too – other ‘Investors’ believe that if they have the homeowner deed the property to them that it holds up the Foreclosure. There is the issue of the Sheriffs Deed which overrides the deed to the Investor. So it doesn’t matter what the Investor does regarding the deed – if the Foreclosure proceeds, the Sheriffs Deed will get the property to the rightful owner without any problem whatsoever.
